Epic Homes Development is a Lowell-based developer and builder serving Massachusetts, New Hampshire, Rhode Island and Connecticut. We hand-pick lots in selective neighborhoods, design modern farmhouses on them, and deliver finished homes ready to move in.
Most builders rely on a chain of subcontractors. We own the build process end-to-end through three companies: Epic Homes Development (developer + builder), Lumi Construction Management (construction crews), and Ground Tech (excavation + foundation). One group, one standard, one phone number when something needs attention.

For 2026, custom homes in our region typically run $350–$600+ per square foot, depending on lot conditions, finishes and complexity. A 2,500 sq ft modern farmhouse usually lands between $875K and $1.5M turnkey. We give you a real ballpark in your first consultation — no fake "starting at" numbers.
From signed contract to move-in day, plan on 10–14 months for most custom builds. Design takes 6–10 weeks, permitting 4–8 weeks (varies by town), and construction 7–10 months. We'll give you a realistic schedule before you commit, and we hit it.
Not at all. We help clients find and evaluate land regularly — we know which lots are buildable, what the zoning costs really look like, and where the hidden site-prep expenses hide. If you already have a lot, we'll do a free buildability assessment before you spend a dollar on design.
Both work. We have in-house and partnered architects we've built dozens of homes with — they know our crews, costs, and pace. But if you've already hired an architect you love, we'll happily collaborate. We're builders, not gatekeepers.
Most clients use a construction-to-permanent loan from a local lender (we can introduce you to a few we trust). The bank funds the build in stages as work is completed, then converts to a regular mortgage at move-in. We handle all the lender draw paperwork — you don't need to chase invoices.
Our prices include everything: design, permits, materials, labor, site work, finishes, appliances, and final cleanup — the home is delivered turnkey. The only things outside are your furniture and any custom landscaping beyond the basics. The price you see is the price you pay. Period.
2-year workmanship warranty on everything we build, plus 10-year structural warranty per Massachusetts builder standards. But more importantly, we answer the phone after move-in. Most builders disappear at handover — we don't.
We build across Massachusetts, New Hampshire, Rhode Island and Connecticut — including Andover, Westford, Lowell, Brockton, Hudson, Nashua, Bedford, Concord, Manchester, Providence, Hartford, and dozens more. If you're in the four-state area, we can build there. Just ask.
